Buyer/Seller/Intermediary Contract to Close

This package is by far our most popular service.

  • Introduction email to client, co-op agent, escrow officer, lender, attorney, and any other necessary parties.

  • Coordinate EM/OM fees (request wiring instructions), order inspections, open title

  • Monitor all sensitive/contingency dates

  • Keep agent's calendar updated + notify clients of important dates

  • Collect and send all necessary documents to the lenders and attorney offices/title companies

  • Confirm appraisal ordered and received, TRID disclosures signed

  • Order home warranties, send disclosures for signatures, be a constant point of contact

  • Pre-closing utility connect/disconnect/forward mail/etc. reminders

  • Coordinate closings & buyer's walk through

  • Upload fully compliant file to your brokerage

  • Complete and send disbursement authorization to title with wiring instructions for commission

  • Post-closing review request email sent to your clients

Compliance Only/Brokerage Submission

For when you need a little extra help.

  • Collect all necessary documents from agent (dictated by agent/brokerage)

  • Upload to brokerage compliance system

  • Notify agent of missing documents or signatures/initials

  • Insure compliance - send for signatures or initials if needed

  • Create disbursement authorization, submit to your broker, and send to title once approved

  • Fully compliant file submitted - Confirm checks received to brokerage/agent

Pricing & Payment Due

How much does it cost and how do you pay?

  • Our contract to close and compliance packages are paid for a closing on your CDA - no worrisome invoices to remember

  • Listing packages are due upon list date.

  • You'll receive a report at the end of the year with all of your transactions/fees for tax purposes.
